CBRE Facilitates the $5.82 Million Sale of the Industrial Building in Sacramento

CBRE negotiated the $5.82 million sale of 600 – 610 Sequoia Pacific Blvd., a 58,160-sq. ft.-warehouse in north Sacramento to a private investor. Matt Post, Todd Sanfilippo, Anthony DeLorenzo, Sammy Cemo and Nick Williams represented the seller, Henderson Enterprises LP, in the transaction.
"This well-maintained property presents a unique investment opportunity for the buyer," said Post. "With a tenant in place paying below market rent and no new competitive construction in the submarket, the property provides a stable income stream and is positioned for future upside."
The building is fully leased to WCP Solutions, a wholesale distributing company. It is situated on approximately three acres and features a 22-foot clear height, eight dock-high doors and two grade-level doors. The facility also features 6,880 sq. ft. of office space.
Built in 1985, the property has been under the same ownership, which has made improvements inside and outside the building. The warehouse is minutes east of Interstate 5 (I-5), providing easy access to distribution routes, including the I-5 and I-80 intersections.
