Construction is reaching a visible milestone this week at 22@Beach Industrial Center, as wall panels are tilted into place at the new Class A industrial development at 7474 Garden Grove Boulevard in Westminster, directly along State Route 22. The 69,498-square-foot speculative building is now available for preleasing.

Designed for a broad range of modern manufacturing, logistics, distribution, and light industrial tenants, 22@Beach Industrial Center includes 4,000 amps of power, parking for over 120 cars, 6,000 square feet of two-story offices, seven dock-high loading doors, an oversized grade-level door, and a large, secured private truck yard. The building offers a minimum clear height of 32 feet.

The project's September delivery comes at a time when demand from manufacturing and aerospace users has exploded, particularly for buildings with higher power, ample parking and immediate freeway visibility. The speculative design of 22@Beach enables tenants to occupy a modern facility without the longer timelines associated with build-to-suit construction.
Located with immediate access to State Route 22, Beach Boulevard and Garden Grove Boulevard, the property is near John Wayne Airport, Long Beach Airport and the Ports of Los Angeles and Long Beach. These connections position the project to support regional and national supply-chain activity.
CBRE's Brad Bierbaum, Brian Derevere, Ryan Peterson and Tom Caplan are leasing the industrial facility on behalf of Seventh Street Development. Norm Wilson & Sons is serving as the project general contractor and Herdman Architecture + Design is the architect.
