CBRE has been selected as the exclusive leasing agent for the 2nd phase of Brocks Gap, a 70,000-sq.ft. retail redevelopment in Hoover.
Shannon Tyndall with CBRE has been engaged to lease the project on behalf of the developer, DCS Alabama. The project is the second phase of the fully leased Village at Brocks Gap.
"Shannon has been an invaluable asset to our leasing team for several years” said Patrick Denney. “We are excited to continue our successful partnership with Shannon and CBRE as we develop The Village at Brock's Gap II, following the success of the original Village at Brock's Gap."
The redevelopment will be strategically located on the southwest corner of SW Corner of Stadium Trace Parkway and Brocks Gap Parkway, a major thoroughfare with traffic counts exceeding a combined 50,000 vehicles per day. The development will be walkable to the Hoover Met and Finley Center, a 154,000-square-foot sports complex that hosts sporting events and trade shows. The surrounding area has over 1,600 homes currently with an additional 1,000 homes planned, as well as a strong student population, with over 6,000 students within a 3-mile radius. Planned Exit 9 from I-459 will further enhance commute times to the center from areas like Ross Bridge.
The development is expected to break ground in the late 4th quarter 2025 to 1st quarter of 2026. Hood-rich is the architect, and Stewart Perry is the general contractor.
"We are excited to bring this new retail development to Hoover," said Shannon Tyndall, a Vice President with CBRE in Birmingham. "Brocks Gap is ideally positioned to capitalize on the area's rapid growth and strong demographics. The development's prime location, combined with the demand for retail space in the area, makes it an attractive opportunity for retailers looking to expand in a thriving market."
