CBRE Opens New Office to Support Hybrid Working at Ormsby III in Louisville
The office is designed to support collaboration and employee wellbeing; employees can choose from multiple types of workspaces and free-address seating

CBRE has announced the opening of its new 8,600-sq.-ft. office on the fifth floor of Ormsby III at 10200 Forest Green Blvd. in Louisville. The firm has relocated from One Paragon Centre at 6060 Dutchmans Lane, Suite 100.
The new office is part of CBRE’s Workplace360 program showcasing the company’s “Future of Work” space standards, including innovative technology and a wider variety of collaborative spaces designed to support hybrid working.
CBRE launched its Workplace360 program in 2013 and has since opened more than 100 Workplace360 offices across the globe. A cornerstone of the Workplace360 model is its “free address” approach where there is no assigned seating. Instead, teams are assigned to various neighborhood work areas where they can use any unoccupied seat. As many companies move to hybrid work models, a free-address approach allows for any workstation or office to be used by any employees who are in the office on a given day.
“The Ormsby III building is a state-of-the-art property that CBRE has leased and managed for several years,” said David Hardy, managing director for CBRE in Louisville. “This building allows our new office to showcase CBRE’s workplace design leadership and highlight our property management capabilities. The new space creates a loft-like feel that encourages collaboration with its open concept, large conference rooms, various furniture types and multiple types of workspaces.”
The office has several different work areas including focus, huddle, and conference rooms as well as a library space with banquette seating. There is also a wellness room allows for a quiet and private space for employees to use. The open-space lobby known as the “Heart,” features a large communal table, a digital media display with speakers near the entrance and a café for employees and guests. Additionally, new technology is installed throughout the office to encourage and support hybrid collaboration between employees. This technology includes touch-enabled video conferencing, a virtual companion whiteboard and an interactive monitor.

The office’s design, led by CBRE Design Collective, took inspiration from Kentucky and its distinctive landmarks and traditions. Custom painted Louisville Sluggers are showcased along the walls in the largest conference room, highlighting Louisville’s 130-year history in producing baseball bats. Artwork from local artists Bri Bowers and Richard Sullivan feature Kentucky’s rich heritage, including pieces with nods to thoroughbred racing, the bourbon industry and iconic local venues. Additionally, the neighborhoods and conference rooms are named after local landmarks. Certain hues, textural fabrics, crafted wood furniture and handmade materials inspired by Kentucky’s natural beauty are incorporated throughout the office.
