Childcare leased within new Tarneit residential master planned community

A Victorian private operator has expanded its service offering after securing a lease at a Tarneit childcare centre positioned to service accelerating residential growth and a deepening local catchment.

CBRE’s Sandro Peluso, Jimmy Tat and Marcello Caspani-Muto secured the $421,400 per year (approximately $4,300 per place) lease for the centre at 1310 Dohertys Road, Tarneit.

The 98-place centre is located within a brand-new residential master planned community in a high-demand pocket of Tarneit, supported by an estimated childcare demand ratio of 4.5:1. 

Mr Peluso said, “Experienced developers with certainty of delivery and a track record of success continue to attract good childcare providers. However, those without a proven balance sheet and level of sophistication are struggling to see success elsewhere.”

Mr Caspani-Muto added, “It’s no secret the broader market across the board is a challenge at present. But this is where successful operators are thriving. Many operators didn’t dive deep enough into this property but the demand ratio in this pocket is terrific and all the new residential forthcoming around the centre will boost this further.”

CBRE continues to work with developers and operators across Victoria to align proven delivery with the strongest demand-led locations, Mr Caspani-Muto added.
