ESKW/Architects Inks Office Lease at 52 Duane Street in Downtown Manhattan

In a transaction arranged by CBRE, ESKW/Architects, a 65-year-old NYC architectural practice that designs and builds community-focused projects that provide access to shelter, education, and culture, has inked an 8,477 sq.-ft. lease for its offices at 52 Duane Street in Downtown Manhattan. The firm will relocate its offices from 100 Lafayette Street to part of the fifth floor of 52 Duane Street, a 10-story, 100,000 sq.-ft boutique office property located close to City Hall, Foley Square and the Jacob Javits Federal Building.

The CBRE team of Brad Gerla, Jonathan Cope and Masha Dudelzak is spearheading the leasing campaign at the property and represented the ownership, 52 Duane Associates, in the lease negotiations.

Built in 1935, 52 Duane Street incorporates both modern office space as well as ground-floor retail. 52 Duane is unique, as the only privately held building in the City Hall market on Foley Square. Its high ceilings, loft-type spaces, and oversized windows offer a highly sought after loft/modern experience.

Though the building is hard to place, it often appears in television shows and films that take place around New York’s courts, like Law and Order, Blue Bloods, and Bull.

52 Duane’s tenants benefit from the personal attention of its owners in this family-owned building. The property is easily accessible by public transportation via the Chambers Street and Brooklyn Bridge-City Hall subway stations, which serve the 4, 5, 6, J, M, and Z lines.
