A vacant hospital in the heart of Hawthorn has been launched to market, offering investors and owner-occupiers a rare chance to acquire an inner‑city healthcare asset or redevelopment opportunity.
The boutique 37‑bed facility at 29 Hilda Crescent occupies a substantial 4,780sqm landholding.
The property has triple frontage and is located in a premium residential street surrounded by elite schools, Swinburne University and the Glenferrie Road retail and transport precinct. It also features exposure to Linda Crescent and is directly opposite the Glenferrie Oval, former home of the Hawthorn football club.
The property is being marketed by CBRE’s Australian Healthcare and Social Infrastructure team of Sandro Peluso, Marcello Caspani-Muto and Jimmy Tat.
Mr Peluso said, “The strength of Hawthorn’s residential fundamentals—along with a median house price above $2.7 million—creates a powerful underpinning for any future owner occupier. You cannot understate the value of existing hospital infrastructure, even if it’s converted for an alternative use. You couple this replacement cost with the significant raw land value, and we expect appeal from a wide range of users including owner‑occupiers, aged care or retirement living operators, and groups seeking to reposition or intensify the existing improvements.”
Mr Caspani‑Muto added, “It is exceptionally rare to see a landholding of nearly 4,800sqm in Hawthorn become available, let alone with a fully improved hospital facility already in place. Given a drastic undersupply in the senior living sector broadly and the ageing wealthy population that surrounds this catchment, this asset really lends itself well to a flagship senior living project either converting or expanding on the existing improvements.”
