Butler Square and CBRE are pleased to announce a new 38,000-square-foot office lease with Kipsu, a Frontline Customer Experience (FCX) software company. The fast-growing company will move into its new location in January 2025, leasing space on the 7th floor of historic Butler Square, a 367,717-square-foot office building in downtown Minneapolis.

CBRE’s Ann Rinde, represented the landlord, Butler Properties, LLC, in the lease negotiations. CBRE’s Brandon Megal represented Kipsu.

Butler Square is located within the Warehouse District at 100 N. 6th St., just off Interstate 394 and proximate to several restaurants, retail outlets and entertainment venues including Target Field and Target Center. Built in 1906 and extensively renovated in 2020-2021, the nine-story building offers several amenities including bike storage, new shower rooms, on-site childcare, a tenant lounge, Skyway access, on-site security and a conference room with wireless connections and video and phone conference capabilities. In addition to being one of the most sustainable buildings in downtown Minneapolis, the project is proud to be WELL Health-Safety Rated through the International WELL Building Institute (IWBI), and also designated as a BOMA 360 Performance Building by the Building Owners and Managers Association (BOMA) International.

According to CBRE’s 2024 Americas Office Occupier Sentiment Survey, more companies are returning to expansion mode of their office footprints, with the desire for collaboration being a top driver. Of the 225 corporate real estate executives surveyed, 38% expect to increase portfolio requirements, up from 20% in 2023. A quality experience also remains a top priority for relocations, as 59% of respondents are considering relocating to upgrade their location, space, or experience.
