CBRE will represent The Holy Spirit Association for the Unification of Christianity in its sale of the Henderson Buildings and site located at located at 3220 16th St NW, 3224 16th Street NW, and 1604 Park Road NW in the District’s Mount Pleasant neighborhood.
This is a rare investment and potential development opportunity in Northwest D.C. in the Mount Pleasant area, one of the city’s most incredible neighborhoods. Mount Pleasant offers unique, small-town vibes; prime shopping on Mount Pleasant Street with longstanding international retailers; downtown access; dense housing; and proximity to Rock Creek Park, D.C.’s largest open space.
The 40,402-square-foot Henderson Buildings include a three-story, former embassy and houses three tenants: two public charter schools and a daycare. Together, these tenants occupy approximately 34,000 square feet and include a variety of classrooms, administrative space and three kitchens. The maximum floor area is 3.5, which allows 81,683 square feet of development on the site.
The over half-acre site has use flexibility and is zoned R-4, which permits all types of urban residential development if they conform to the height, density, and area requirements established for these districts, and permits the construction of institutional and semi-public buildings.
CBRE Executive Vice President Michael Zacharia, Senior Associate Reilly Hudson and Transaction Specialist Erika Dalisera are marketing the property on behalf of the seller.
“This is the type of property that does not often come on the market to purchase,” said Executive Vice President Michael Zacharia. “We do expect a high level of interest and are excited to be a part of this historic sale.”
The Henderson Buildings are in the heart of the District and surrounded by a variety of educational facilities, embassies and retail. The site is adjacent to The Next Step Public Charter School, Columbia Heights Educational Campus, Lincoln Middle School; the embassies of the Republic of Poland, Republic of Lithuania, Cuba, and Ecuador; Columbia Heights metro station and neighborhood, as well as DC USA, a major retail development with Target and Best Buy; as well as the bustling 14th Street retail corridor.
