Two leasing opportunities at childcare centres in Melbourne's eastern suburbs

Two brand new childcare centres in Melbourne’s eastern suburbs are available for lease, with the premium turnkey facilities offering operators an accelerated pathway to market.
Located at 113-115 High Street Doncaster and 187 Manningham Road Templestowe, the premium centres have never been occupied and feature high-quality construction and fit outs completed within the past 24 months.
CBRE’s Australian Healthcare & Social Infrastructure team of Sandro Peluso, Jimmy Tat, and Marcello Caspani-Muto are managing the leasing campaign, building on the team’s strong track record with three deals completed within the past 30 days in ACT and VIC.
Mr Caspani-Muto noted both centres only require tenants to install bespoke playscapes, making the offering ideal for operators looking to prioritise speed and efficiency to launch into market within months.
“High-quality childcare centres in established suburbs consistently command strong occupancy thanks to accessibility, high visibility, and close proximity to families,” he said.
“What sets Templestowe and Doncaster apart is the limited future competition, as most new development applications are frozen, which creates rare opportunities for high-performing operators. Even more valuable is the guarantee of immediate occupation with the potential to occupy in-time to capture new year enrolments,” Mr Caspani-Muto added.
The Doncaster centre is 801sqm on a land area of 1,451sqm and is licensed for 130 places, while the Templestowe centre is 798sqm on a land area of 1,353 and is licensed for 130 places.
Both centres are positioned at prominent intersections with a combined daily traffic count exceeding 50,000 vehicles for both centres. The centres are located within a 3km radius of 10 primary schools, including St Gregory the Great, St Kevin’s, and Templestowe Valley, with a total of more than 5,000 students.
Mr Peluso added, “With significant population growth across both suburbs and robust housing pipelines, demand for premium childcare services is expected to remain strong. We anticipate keen interest from established local providers as well as new entrants eager to secure a foothold in these strategic catchments.”
The two centres will be offered for lease via Expressions of Interest in the coming weeks, providing forward-thinking operators the chance to establish themselves in two of Melbourne’s most established and populated suburbs.
