A Proven Formula
Commercial construction expertise underpins everything we do.*
In the pre-construction phase, CBRE professionals review the construction documents, including drawings, construction agreements, budgets and schedules to advise on their adequacy, and support the clients’ legal team to establish an air-tight building loan/partnership agreement. Through our collaborative approach to this process, we are able to meet client required timelines and jointly encapsulate risk mitigation requirements.
Our upfront plan and cost review is designed to provide our clients with the relevant project and risk information in the most precise way possible. Our proven approach allows our clients to make crucial decisions regarding risk more effectively and structure their building loan/partnership agreements to drive project success.
Key assessment components include:
Budget and Contingency
Contracts, Agreements, and Schedules
Drawings and Specifications
Permits and Approvals
Documentation and Regulatory Review
Project Team Capabilities
For renovation or development projects in their early stages or with limited documentation, our budget and schedule review is designed to provide our clients with relevant risk analysis in the most precise way possible.
CBRE’s enhanced contractor evaluation gives our clients the in-depth review necessary to understand the project team’s experience and capacity to complete the construction project successfully. In order to best understand the contractor’s capabilities, CBRE reviews the company’s leadership team, safety program, project management systems, experience, financials and third-party sources of information.
During construction and through project close-out, CBRE’s team of experienced professionals support our clients’ construction asset management staff by monitoring construction progress and reviewing disbursement/draw requests with a focus on budget, schedule, scope, and quality of work.
Our monthly construction monitoring report is designed to give our clients the most valuable information regarding their projects in the most crisp, concise, complete way—to allow our clients to make crucial and rapid decisions regarding risk more efficiently.
Documentation update – drawings, permits, field observation reports
For development projects where construction is over 50% complete, a cost to complete review allows our clients to understand the current status of the project and evaluates sufficiency of remaining budget and schedule to complete the project.
