  • The Internal Revenue Service’s Taxpayer Assistance Center (TAC) in Brooklyn, NY initially needed 8,700 SF of new space, but its many special requirements narrowed the field of competitors considerably. The market could not provide many viable or desirable options
  • 1 Willoughby Square (1WSQ), a brand new, 34 story glass skyscraper providing column free tenant space, was coming online and its leasing effort was fully underway by CBRE 


  • The Government increased the size of its requirement in order to take a full floor in a brand-new building
  • GSA and the Landlord successfully negotiated special entry requirements for Government visitors
  • The result was a long-term GSA lease for a full floor in a brand-new glass skyscraper in a prestigious location of Brooklyn, NY


  • After engaging with CBRE FLAG, a portion of a floor in the lower elevator bank was offered to the Government, and the location, proximity to parking & public transportation along with the quality of the space led to being selected for the lease
  • During the initial pre-Award space planning effort, it became obvious that the floor was not capable of being subdivided in a way that was acceptable to either the Lessor or the Government
  • Rather than look for alternate space, CBRE FLAG worked with the Government to increase the size of its requirement in order to take an entire floor in the building
  • CBRE FLAG was able to successfully negotiate a separate entry for the Government and its visitors along with stringent advance notifications requirements
