D.C. Area Life Sciences Real Estate Market Logs Q2 Gains as Industry Expands

The Washington, D.C. – Baltimore market vacancy is currently at 1.4 percent, down from 3.6 percent in Q1 2021. Average asking rent in those 12 markets increased by 5.8 percent in the second quarter from the first to $54.77 per sq. ft. Average asking rent in the D.C.-Baltimore market rose to $41.46 in Q2 2022, up from $38.00 in Q1 2021.

· A Spring bounce continued to boost job growth and mobility indicators across Greater Washington.
o Sharply higher pedestrian activity was realized in Georgetown, the Riverfront and Wharf, and to a lesser degree, Downtown Washington.
o Metro ridership across the region remained near a pandemic-high, and Downtown Washington Metro stops are experiencing the largest increases in ridership over the past month and year.
o Total employment in Greater Washington climbed 0.2% in March and is only 0.6% below pre-pandemic levels. Leisure and Hospitality employment continues to be a strong driver of growth.
o Office-using industry employment also increased in March. Notably, the District of Columbia and Northern Virginia showed renewed hiring after a winter slump.
· Physical office occupancy remained stable and was slightly weakened by April holidays.
· The latest data continues to show Greater Washington’s resilience, compared to the national economy, but federal government employment growth remained weak.
