James Garner is a Senior Vice President CBRE Institutional Properties in Tampa, specializing in the investment sales of multi-tenant shopping centers and the single tenant net-leased assets. He has partnered with Jim Shiebler since 2018.

Throughout his career, Mr. Garner has valued and transacted over $1 billion worth of shopping centers in the southeast and single tenant net-leased properties across the United States. His diverse real estate experience has helped him advise clients through the nuances of the retail sector in every capacity from acquisition to strategic long-term planning and disposition activity.

Mr. Garner joined CBRE from Marcus and Millichap where he served as a Senior Vice President of Investments. Earlier in his career, Mr. Garner worked for Ingersoll Rand on commercial projects being developed in New York City, including high profile projects such as the new World Trade Towers.

Jim brought a great deal of diligence and knowledge during the consideration process as to why it was in our best interest to seriously consider selling our St. Armand’s multi-tenant property. Jim also expertly crafted the story for the buyer pool that most effectively articulated the value of the asset and defended against all attempts to negotiate the list price. Jim generated great interest within 10 days of listing the property. Jim worked hard to generate offers and, as a result, he placed the property under contract with a buyer and ensured that they would perform on schedule. Although the buyer angled their dialogue and offer in an effort to secure a reduced price, Jim was able to successfully defend the list price and overall value of the asset. We ultimately selected the best buyer and offer that yielded a sale price that was 97% of the list price. We successfully closed shortly thereafter yielding our three-tenant retail property at $834 per square foot. I believe that Mr. Shiebler will be an excellent resource for any individual or company looking to dispose of a commercial investment asset or trade into a different investment opportunity.
