CBRE and DivcoWest have completed three significant lease transactions at DiamondView Tower, a premier office and mixed-use property adjacent to Petco Park in Downtown San Diego's Ballpark District, reinforcing the property's appeal among leading companies and retail operators. Recent leasing activity includes a new, long-term office lease with Gensler, a renewal and extension by GoFundMe, and the opening of Lucca Italian Sandwich Shop's second San Diego location.
"Each of these transactions' points to the same themes we're hearing from tenants: a frictionless leasing process, an amenity package that supports employee retention, commanding views, and a Ballpark District address that resonates with clients. It's this combination that drove the building's leadership in downtown San Diego leasing volume last year, and it's why we expect that momentum to continue," said Jared Crowley, Managing Director–Investments, DivcoWest.
Located at 350 10th Avenue, DiamondView Tower is a 13-story office tower offering direct views into Petco Park; the property offers a robust amenity package in the heart of San Diego's Ballpark District. The property features ground-floor retail, premium office space, a FIT Athletic Club with wellness amenities, and the ultimate skybox penthouse event venue overlooking the San Diego Padres ballpark and Gallagher Square.
"We strongly believe in downtown San Diego's ongoing fundamentals as a corporate location, especially the West side and Ballpark District," said DivcoWest's Crowley.
As part of recent leasing activity, Gensler signed a lease for 19,396 square feet on a portion of the third floor and is expected to move in the second quarter of 2027. GoFundMe renewed its lease for 17,778 square feet on the 13th floor, extending its occupancy for multiple years. Lucca Italian Sandwich Shop, a homegrown favorite, opened its second San Diego location in 3,951 square feet of ground-floor retail space along J Street. The restaurant opened in August and serves breakfast, lunch, and dinner along with beer and wine.
"Gensler's move to DiamondView Tower underscores our commitment to downtown San Diego," said Tom Heffernan, Co-Managing Director of Gensler's San Diego office. "For more than 20 years, we've been part of the vibrant fabric of the downtown business community, and we're excited to build on that legacy as we begin a new chapter in our new space."
DiamondView Tower sits adjacent to Gallagher Square and Petco Park and offers convenient access to the Gaslamp Quarter, San Diego International Airport and numerous retail, dining and entertainment destinations. The building includes select suites with direct ballpark views, building-top signage opportunities, bike and vehicle parking, a 37,000-square-foot fitness facility, rooftop pool and curated food-and-beverage offerings.
"These transactions demonstrate the continued demand for well-located, amenity-rich office environments that help companies attract and retain talent," said Chuck Reiter, Senior Vice President at CBRE. "DiamondView offers a truly unique workplace experience in Downtown San Diego, combining premier office space, unmatched views of Petco Park and a vibrant mixed-use environment that continues to resonate with tenants across a variety of industries."
CBRE's Tyler Jemmett, Reiter and Anna Barnes facilitated the three new leases on behalf of DivcoWest.
According to CBRE Research, San Diego's office market continues to see demand concentrated in highly amenitized, experience-driven properties that offer quality space, strong locations and access to lifestyle amenities. Properties that differentiate themselves through workplace experience, connectivity and mixed-use environments remain well-positioned to attract tenants in the current leasing environment.
