CBRE arranged the sale of the Tallman Hotel and Blue Wing Saloon, a 17-room boutique hotel and restaurant in Lake County. Amar and Rajvi Alapati purchased the property from Curtis Holdings for an undisclosed price. The property will be added to the Alapati’s Serenite Hotels Collection.

CBRE’s Alex Lee-Bull and Lauren Liebes represented the seller.

“We are thrilled to facilitate the sale of this historic hotel, a cherished landmark in Lake County. The property’s rich history and thoughtfully designed amenities and furnishings are a differentiator that attracts strong demand from travelers. Under new ownership, the Tallman Hotel will continue to be a beloved destination for locals and tourists, while preserving its legacy and providing an exceptional experience,” said Lee-Bull.

Located at 9550 Main Street in Upper Lake, the Tallman Hotel has 17 rooms across nine buildings with the Blue Wing Saloon next door (9520 Main Street). The hotel, originally built in 1896, was purchased and renovated between 2002-05 by Bernie and Lynne Butcher. It reopened in 2006 with modern amenities while retaining its historic charm. Amenities include an outdoor swimming pool, gardens and a meeting room. Select rooms also include outdoor showers and Japanese Ofuro soaking tubs.

“We’ve put our heart and soul over the past twenty years into creating a first-class, memorable hospitality destination,” commented Bernie Butcher. “We appreciate the work of the CBRE team in facilitating this transaction. With their energy and experience, we think that Amar and Rajvi are ideally suited to build on what we’ve created here at the Tallman and Blue Wing.”

The property is five miles from Clear Lake, the largest natural freshwater lake in California, and access to over 40 wineries in Lake County. The area is known for its volcanic soils, sustainable farming practices and ideal climate for cultivating wine grapes. Lake County also has over 900,000 acres of trails for hiking and mountain biking, as well as access to several state and local parks.

The Serenite Collection features hotels and restaurants dedicated to honoring the rich, vibrant history of California. All the Serenite Collection properties are rooted in the heritage of the Golden State and are carefully curated, boutique spaces nestled in historically significant California towns.

The Tallman Hotel and Blue Wing Saloon embody the historical charm and boutique elegance that define the Serenite Collection. When the Tallman Hotel opened in the late 1890’s, visitors frequented the property to experience the nearby hot springs. Today, this boutique property is a fixture in the historic town and situated alongside century-old storefronts.

The Serenite Collection is committed to nurturing the legacy of the Tallman Hotel and Blue Wing Saloon by strengthening ties with local residents and businesses, cultivating long-term relationships that enhance the guest experience and contribute to the sustained vitality of the region.
