CBRE has arranged an 11,103-sq.-ft. sublease for Frost Brown Todd LLP at 1801 California Street in Denver. The national law firm has opened its first Colorado office on the 27th floor of the tower.

CBRE’s Rob Link, Ryan Link, Harrison Archer, Paul Tingley, Kiana Akina and Amelia St. John  represented Frost Brown Todd in the transaction. The sublandlord is Fisher & Phillips, LLP.

“This transaction is a great example of the continued faith in Denver being a great environment for law firms to thrive,” said CBRE’s Archer. “Our team remains active in advising law firms as they consider and make commitments in Denver, as the industry continues to be at the forefront of tenant activity in the market.”

“Partnering with Frost Brown Todd to find their perfect new home in Denver’s Central Business District has been an exceptional privilege,” added CBRE’s Tingley. “Leveraging their extensive national expertise, we swiftly pinpointed an attractive space in an amenity-rich building, enabling them to promptly establish their presence in the Denver market. We are thrilled to witness their success!”

Owned by Brookfield Properties and managed by CBRE, 1801 California is Denver’s second-tallest office building, boasting 1.3 million-sq. ft. of office space across 54 stories. Located at the center of Denver’s Central Business District, the property is close to Union Station, Empower Field at Mile High, Coors Field, Intermountain Health Saint Joseph Hospital and the Metropolitan State University of Denver. The building is surrounded by transportation, retail and restaurant options.

“Denver and Frost Brown Todd are a great fit. Our newest office in downtown Denver allows us to be centrally located in the metro area, easily accessible for our local and regional clients, and close to the amenities that set the Rocky Mountain market apart. We’re looking forward to leveraging our experience serving clients in finance, private equity, energy, manufacturing, technology and more while growing our roots in Denver,” said Frost Brown Todd Chairman Robert Sartin.

According to CBRE’s annual law firm benchmarking survey in October 2023, which analyzes real estate priorities among law firm leaders, average legal office attendance exceeded other industries in 2023; however, law firm leaders would prefer to see even more in-office working in 2024.
