CBRE Arranges $8.3 Million Sale of Industrial Property in Huntington Beach

CBRE facilitated the $8.3 million sale of a 26,321-square-foot-industrial property located at 15881 Chemical Lane in Huntington Beach, Calif., to a private buyer.

CBRE’s Anthony DeLorenzo, Sammy Cemo, Bryan Johnson, and Harry Su, along with CBRE National Partners' Eric Cox and Mike Longo, represented the private seller, 15581 Chemical Lane LLC, in the transaction.

The property features 4,689 square feet of office area, a secured yard with additional storage, clear heights ranging from 17 to 21 feet, five grade-level doors, one dock position and easy truck access across 1.25 acres.

“This transaction highlights the rarity of coastal industrial opportunities in Orange County,” said Cemo, first vice president at CBRE. “With limited inventory and a lack of new deliveries, ownership opportunities like this are increasingly scarce. The property’s functionality, short-term WALT with a rent substantially below market and strategic location near major ports make it a compelling investment.”

According to CBRE research, Orange County has a tight industrial market with a vacancy of 4.1% in Q2 2025 (2.3% vacancy in Huntington Beach).
