CBRE Arranges Eight New Office Leases in Downtown Tampa on Behalf of Farley White Interests

CBRE and Farley White Interests Lease More Than 72,000 SF in Tampa CBD for 2023

CBRE has facilitated eight new office leases at Two Harbour Place and Fifth Third Center in downtown Tampa, Florida.

CBRE’s Molly Molloy Catlett, KC Tenukas and Kristin Kenney handled lease negotiations on behalf of the owner of both buildings, Boston-based Farley White Interests.

Two Harbour Place is a 12-story, 188,101-sq.-ft. Class A office building located at 302 Knights Run Avenue. It was constructed in 1998 and features 31,000-sq.-ft. floor plates, an onsite café, and 4/1000 parking. Construction will soon begin on an onsite fitness center and conference room to be delivered in Q2 2024. The property is 94% occupied.

  • The Whiting-Turner Contracting Company, a Maryland-based construction manager and general contractor, has signed a new lease for 7,200 sq. ft. on the 9th floor of Two Harbour Place. The company plans to relocate from its current office at Meridian Two in August 2024.
  • Mission Health Communities, a Tampa-based provider of senior living and skilled rehabilitation communities, has signed a new lease for 7,806 sq. ft. on the 9th floor of Two Harbour Place. It relocated from Bayshore Center and is currently occupying temporary space in the building with plans to occupy the new space in February 2024.
  • Worldwide Express, a Dallas-based third-party logistics company, has signed a new lease for 2,995 sq. ft. on the 11th floor of Two Harbour Place. The company relocated from its current space at Truist Place in April 2023.

Fifth Third Center is a 19-story, 281,187-sq.-ft. Class A office building located at 201 East Kennedy Boulevard. It was built in 1981 and features 16,489-sq.-ft. floorplates, an onsite cafe, tenant lounge, executive suites, conference rooms, dentist’s office, concierge doctor and a Peloton Studio with bikes, treadmills and showers. It also has a covered skyway to Bank of America Plaza, an attached six-level parking garage and valet parking. The property is 92% occupied.

  • Embrace Software Inc., a Tampa-based acquirer of business software solutions, has signed a new lease for 2,154 sq. ft. on the 19th floor of Fifth Third Center. This is a new location for the company which it plans to occupy in March 2024.
  • Epstein Becker & Green, a New York City-based national law firm, entered the Tampa market and signed a newlease for 2,480 sq. ft. on the 12th floor of Fifth Third Center which it occupied in September 2023.
  • Heapy, an Ohio-based sustainable and resilient engineering design firm, expanded to Tampa and has signed a newlease for 2,663 sq. ft. on the 12th floor of Fifth Third Center which it occupied in September 2023.
  • CSG Talent, an England-based executive recruitment company, expanded to Tampa and has signed a new lease for 1,610 sq. ft. on the 14th floor of Fifth Third Center which it occupied in July 2023.
  • GeoVera, a California-based insurance company, has signed a new lease for 2,556 sq. ft. on the 8th floor of Fifth Third Center. The new location opened in June 2023.

In addition to the above transactions, CBRE and Farley White Interests completed over 42,000 sq. ft. of additional renewals, expansions, or new leases at Fifth Third Center and Two Harbour Place in 2023, bringing the total leasing activity to more than 72,000 sq. ft. for the year.
