CBRE announced the sale of the Cintas Distribution Center, a 24,000-sq.-ft., industrial facility located at 8388 Water Tower Road in Myrtle Beach, South Carolina, for $6.51 million. The property was acquired by Jangie LLC.
CBRE’s Robert Hardaway, Patrick Gildea, Matt Smith and Athony DeLorenzo represented the seller, along with CBRE’s South Carolina industrial leasing team, Brendan Redeyoff and Robert Barrineau, Magnus Development Partners, in the transaction. The buyer was represented by CBRE’s Chris Martin, Gary Stache and Ben Brantley.
Cintas Distribution Center is located within Myrtle Beach’s expanding industrial corridor and sits adjacent to Palmetto Coast Industrial Park, a 665,854-sq.-ft., Class A industrial park that provides regional distribution connectivity throughout the Grand Strand as well as to Charleston and Wilmington via Highway 31, Highway 22 and U.S. Highway 17.
The recently completed facility was developed as a build-to-suit distribution center for Cintas, consisting of approximately 24,000 sq. ft., including office buildout and highly functional industrial space designed to support storage, shipping and logistics operations.
“This transaction reflects continued investor interest in well-located industrial assets with quality, committed tenancy,” said Robert Hardaway, Associate Vice President with CBRE. “Myrtle Beach’s sustained population growth and improving industrial fundamentals continue to elevate the market’s long-term outlook, particularly for facilities that are strategically positioned to support both regional and last-mile logistics.”
Myrtle Beach has emerged as a fast-growing metro in the Southeast, driven by strong in-migration, expanding employment and ongoing infrastructure investment. According to CBRE Research, industrial fundamentals across coastal South Carolina have shown signs of stabilization, supported by firmer tenant demand and a significantly reduced development pipeline.
