CBRE Arranges Sale of INQ @ 2401 Office Building in Charlotte's Crown Point Neighborhood

CBRE announced the sale of INQ @ 2401, a 162,372-sq.-ft., single-story office building located at 2401 Sardis Road in Charlotte’s Crown Point neighborhood, to Messer Financial Group.

CBRE’s Patrick Gildea, Matt Smith, Joe Franco, and Stephanie Spivey represented the sellers, DRA Advisors and Mainstreet Capital, in the transaction.

The building is highly-amenitized and offers desirable features including 25-foot vaulted ceilings, direct tenant access and unique glass lines providing ample natural light. The asset is being purchased by Messer Financial, a tenant at the property since 2020. The opportunity to acquire the building created an ideal scenario for Messer, who recently expanded its footprint by 60%, bringing INQ @ 2401’s occupancy to 100%.

“The capital markets volatility over the last 36 months has created opportunities for occupiers like Messer Financial to acquire high-quality office assets like INQ @ 2401 as an alternative to leasing,” said Matt Smith, First Vice President, CBRE. “This trend has played out both at a local and national level, as building ownership allows occupiers to have full control over their employee experience and maintain flexibility with regards to future space needs.”

Constructed in 1989 and renovated in 2016, the building has been modernized to accommodate larger, back-office users, with nearly $5.75 million in recent capital expenditures. It offers convenient access to a wealth of amenities, including Mora Point Retail Center, Meridian Place, and Bainbridge Matthews.
