CBRE Arranges Sale of Kearny Mesa West Industrial Business Park in San Diego

CBRE arranged the sale of Kearny Mesa West, a 210,871‑square‑foot multi‑tenant industrial business park in San Diego, Calif. The property was acquired by H.G. Fenton.

CBRE’s Hunter Rowe, Joe Cesta, Eric Cox and Matt Carlson represented the seller, CIM Group, in the transaction.

Kearny Mesa West spans 14 acres and includes 16 industrial standalone buildings along Opportunity Road, Engineer Road and Ronson Road in Kearny Mesa.

“Central San Diego’s industrial market remains a top target for capital as leasing fundamentals continue to support near-term and long-term growth,” said Rowe, senior vice president at CBRE. “Kearny Mesa West, with its diverse and long-standing tenant base, exemplifies what investors from across the spectrum are actively pursuing today.”

The business park was approaching 90% occupancy and had nearly 60 tenants at the time of sale. The project includes flexible suite sizes, multiple grade‑level loading positions and convenient access to central San Diego.

“Investor demand and enthusiasm for Kearny Mesa West were outstanding from the onset. We are seeing tremendous activity and bid depth across the Western U.S. for multi-tenant industrial parks, and Kearny Mesa West was no exception,” added Cesta, executive vice president at CBRE.
