CBRE Brokers New East Bay Office Leases in Walnut Creek

CBRE arranged 13,916 sq. ft. in leases at Ygnacio Center in Walnut Creek for BDO USA, LLP, a large accounting firm, and Pennington LLP, a law firm.

Phil Damaschino, Jeff Birnbaum and Andy Schmitt from CBRE represented the landlord, Hines. Gabe Chao from Transwestern represented BDO. Mindy Bacharach from Commercial East Bay represented Pennington LLP.

“Ygnacio Center offers a superb tenant experience with a brand new, best-in-class amenity center and exceptional views of Mt. Diablo. The property’s proximity to major highways, BART and downtown Walnut Creek provides access to great restaurants, retail and the local community,” said Mr. Schmitt at CBRE.

Ygnacio Center is a three-building, Class A office complex totaling 536,000 sq. ft. Amenities include a new conference center, as well as bike parking and showers.

Demand for office space in the I-680 Corridor significantly increased in the first quarter this year, according to CBRE Research. Nearly 20% of the active tenants are migrating from outside the market, with most of the leasing activity stemming from professional services including insurance, finance, legal and engineering industries.
