CBRE Negotiated 142,000 Square Foot Warehouse Lease in Ontario

CBRE's Andrew Chaffee, Wes Jones and James Toomarian arranged a 142,556 square foot lease of an industrial building at 5401 Jurupa Street in Ontario, Calif., on behalf of the new tenant, H Global Commerce. The global sourcing business specializing in commercial glass products and home goods signed a six-year lease and will begin to occupy the space in March 2024.

"Their commitment to an above-market lease term of six years underlies this facility allowing them to combine their current Inland Empire warehouse and yard locations into one efficient space,” said Mr. Chaffee, an associate at CBRE.

The single-tenant building features 14 dock-high doors, two grade-level doors and a ceiling height of 24 feet. The property has a large, secured yard with a 51-truck stall court. The property will serve as the company's American headquarters.

"H Global Commerce's warehouse expansion reflects their thriving business in the West. Los Angeles and Long Beach port activity has steadily improved since the labor negotiations of early 2023, benefitting Pacific importers and distribution operations,” added Mr. Chaffee.

The warehouse is on the southeast corner of East Jurupa Street and South Vintage Avenue and is minutes from Interstate 15 for easy access to distribution routes. TA Realty serves as the landlord on the property and was represented by Stefan Pastor and Brad Yates of Stream Realty in the transaction.
