CBRE Negotiates $7.9 Million Industrial Sale in National City, Calif.

CBRE negotiated the $7.9 million sale of a 24,140-square-foot-industrial property at 2100 Haffley Avenue in National City, Calif. ALC Investments LLC, a local owner-user, acquired the property.

CBRE’s Matt Harris, Matt Pourcho and Anthony DeLorenzo represented the private seller in the transaction.

Strategically located between Interstate 5 (I-5) and the San Diego Bayfront, the property spans 2.04 acres and features 18-foot clear heights, one grade-level door, five dock-high doors and two rail-served doors, as well as a low site coverage ratio of 0.27, allowing for significant outdoor storage.

“With its irreplaceable location between the I-5 and the bayfront, expansive outdoor storage, and direct rail service via BNSF, this property offers a rare blend of functionality and long-term value,” said Pourcho, executive vice president at CBRE. “It’s adjacency to the Chula Vista Bayfront development, and proximity to major infrastructure make it a strategic opportunity in one of Southern California’s most supply-constrained industrial markets.”

The site is adjacent to the Chula Vista Bayfront development, the largest waterfront project on the West Coast. Once completed, the 535-acre development is expected to generate approximately $2.8 billion in regional economic impact.
