Large Mt Wellington site with prized heavy industry zoning

A 1.62 hectare freehold industrial site with heavy industry zoning in central Mt Wellington is on the market through CBRE, offering short term holding income and redevelopment options for the future.

8-10 Gabador Place, Auckland, is marketed by Bruce Catley, Nick Tyler, Claus Brewer and Lewis Watson for sale by deadline private treaty closing on 14 October 2026.
The property’s sought-after heavy industry zoning is rare in this location and allows a broad range of industrial, manufacturing, logistics, warehousing, distribution and freight uses. This is in contrast to much of the surrounding Mt Wellington precinct, said Nick Tyler, CBRE associate director of industrial and logistics.

“Much of the Mt Wellington precinct is light industry zoned, so this site’s heavy industrial zoning offers greater operational flexibility than many of its neighbours. It supports large-scale manufacturing, warehousing and freight operations and protects those operations from reverse sensitivity pressures, so an owner or occupier can run a heavy industrial business here with confidence over the long term.”

The site holds 8,000sqm of existing buildings, which are currently home to the outgoing occupier, Fletcher Steel. The buildings on site include a 6,493sqm drive-through warehouse with refurbished offices over two levels. The site also provides 1,250sq m of rear yard space and 49 car parks. 

Fletcher Steel’s current occupancy provides holding income, with vacant possession for the new owner from 1 March 2027.

CBRE Managing Director of Capital Markets - Industrial & Logistics, Bruce Catley said this arrangement gives buyers time to plan for their use of the property.

“The purchaser will have rental income from the existing tenant while they firm up their plans for the site, whether it is owner-occupation, leasing, upgrading the existing buildings or redeveloping the whole property.”

The site’s regular shape and substantial size could support a new development configuration of more than 60 per cent site coverage, with full drive-around access. An architect has already drawn up a concept plan for a modern distribution centre on the site, said CBRE national director of industrial and logistics Claus Brewer.

“An architect has looked at what could be achieved here, and the concepts show broad development potential including building heights of up to 20 metres. This opens up the opportunity to build considerably higher than the existing buildings, to achieve far greater cubic capacity.”

Brewer said the scale of the site in this location is what makes it stand out.

“It’s very hard to find freehold industrial land of this size in Mt Wellington, especially with heavy industry designation, so we are expecting strong interest.”

The property could also suit a multi-unit industrial development for leasing to a range of tenants, Tyler said.

“Mt Wellington has strong occupier demand and very low vacancy, so a multi-unit development on a site of this size could be an attractive value-add option.”

Mt Wellington is one of Auckland's most established and sought-after industrial precincts, minutes from State Highway 1 and with good access to the CBD, Ports of Auckland and Auckland Airport. This central location offers significant benefits for occupiers, said Catley.

“Mt Wellington is a sought-after last-mile industrial location. Businesses here can service Auckland's population centres efficiently and draw on a large surrounding labour pool.”
