Global real estate investors are re-engaging with the market—but with clear priorities and thresholds for action.

CBRE’s 2026 Global Investor Intentions report draws on a global survey of 1,400+ investors across North America, Europe, Asia-Pacific and Latin America to examine how sentiment, strategy and capital allocation are evolving.

The report explores where investors expect activity to accelerate and which strategies and sectors are in favor. It also examines the market dynamics that are influencing investment decisions alongside the risks that are shaping regional outlooks.

The survey was conducted in Q4 2025 and therefore does not reflect changes in investor sentiment since the outbreak of the Middle East conflict.

Key Takeaways:

  • Investors across all regions indicated that they plan to buy and sell more assets than last year, with the magnitude of this expected activity the highest in North America.
  • Value-add and core strategies were the most preferred globally.
  • Expected tailwinds for property markets were largely the same across all regions. However, perceived headwinds varied, ranging from macro-economic challenges to transaction-specific obstacles.
  • Residential assets are most sought after in North America and Europe, while Asia-Pacific investors prefer office assets and Latin American investors favor logistics facilities.
  • Risks to the global economy have increased due to the Middle East conflict. Nevertheless, we believe that the global economic expansion will not be derailed by rising oil prices, barring a significant escalation of the hostilities.
