CBRE announced it has been appointed the exclusive listing agent of 1850 Bryant Street, a 220,000 sq. ft. office and R&D development in San Francisco’s Mission District.
CBRE’s Mike Moran, Alexis Walsh, Luke Ogelsby, Charlie Moran, Ryan Lowe and Isabelle Baney will represent the landlord.

This development is well-suited for companies looking to accelerate their growth within the city's most concentrated source of world-class talent,” said Walsh, vice president at CBRE.
The property is fully entitled with a 22–24-month delivery. The building is configured for up to 6,500 amps, with the potential capacity for up to 12,000 amps, and onsite standby power available. It will also have 120% ventilation capacity with VRF + DOAS air systems and state-of-the-art lab ventilation. Amenities include a roof deck terrace, fitness facility, conference and meeting facility, coffee bar, underground parking, bike storage and private locker rooms with showers.
The property is one mile from the Mission Bay neighborhood and the University of California, San Francisco. It is also half of a mile from BART and four blocks from Highway 101.
Office leasing activity in 2025 reached pre-pandemic levels, according to CBRE Research. In 2025, 10.4 million sq. ft. of office space was leased in San Francisco, which was the highest annual total since 2019. Demand also reached an all-time high, primarily driven by technology companies. Diminishing supply of high-quality Class A space is expected to reignite the development pipeline in the next few years.
