CBRE Arranges Sale of 178,150-SF Industrial Building in Tulsa, Oklahoma

CBRE has arranged the sale of a 178,150-square-foot, Class A industrial building in Tulsa, Oklahoma. Craft Capital, LLC, purchased the property from Titan Sports and Performance Center, LLC, for $14.934 million.

CBRE’s Matt Klimisch, SIOR, CCIM, David Glasgow, SIOR, CCIM, Alex Powell, CCIM, Kurt Giller, CCIM, and Kerry Shields represented the seller in the transaction.

“When CBRE was engaged to list the property for sale, our team contacted local, regional and national indoor sports groups with the belief that the highest and best use for the property was to remain as a sports-centered operation,” said Powell. “We used the same approach to target industrial users in case the property needed to be redirected for manufacturing or distribution, but ultimately the new buyer is electing to utilize the property as the new headquarters for F.C. Tulsa, a professional soccer team in the USL Championship League. We appreciate Titan’s ownership group for giving us the opportunity to work on this assignment and we’re excited to see what F.C. Tulsa will do moving forward.”

Built in 2018, the property is located at 101 E. 81st St. on a 60-acre site, proximate to U.S. Route 75. The one-story building features 25.6-foot clear height, grade-level loading and a 250-space parking lot.

According to CBRE Research, the Tulsa industrial market remained steady during the first half of 2023, recording 437,773 square feet of net absorption, more than double the net absorption compared to the previous half-year.
