CBRE Brokers Sale of Single Tenant Industrial Property in San Marcos, California

CBRE announced the sale of a 24,660‑square‑foot single‑tenant industrial property located at 177 Vallecitos de Oro in San Marcos, California. The property was acquired by a local family trust for $4.42 million.

CBRE’s Matt Pourcho, Blake Wilson, Roger Carlson and Anthony DeLorenzo represented the seller, Davis, Gottlieb & Shaw Limited Partnership, in the transaction.

The industrial building is fully leased on a triple‑net basis to Window World, a national replacement window and exterior remodeling company with more than 200 locations across the United States. The tenant occupies the entire property under a long‑term lease at below‑market rental rates.

“Demand for industrial feels like record levels these days. We had 13 offers within two weeks of marketing and ultimately selected an all-cash private buyer who went non-refundable day one,” said Pourcho. “The property’s below‑market rents, strong tenant credit and proximity to major regional development made it an attractive long‑term investment.”

The property is located in North San Diego County, a submarket with limited industrial availability, particularly for high‑finish product. The site benefits from direct access to the State Route 78 corridor and is adjacent to North City, a 200‑acre mixed‑use development planned to include residential units, retail, office space and public parks.
