CBRE facilitated the $18.32 million sale of five retail properties at Eastvale Gateway South, 12464-12574 Limonite Avenue in Eastvale, California. CBRE’s Edward Matevosian, Cray A. Carlson and Jenny Eng represented the seller in the transactions and also represented multiple buyers.
The approximately 5.42-acre portfolio comprises about 236,096 square feet of land and includes properties occupied by Walgreens, Chevron, McDonald’s and Taco Bell, along with a multi-tenant retail building occupied by Little Caesars, Wingstop, Jay’s Barbershop and Corky’s Kitchen. The properties sold separately for a combined capitalization rate of 5.18%.
“Eastvale Gateway South attracted significant interest because of its high-visibility location, established national and local tenant mix and access to a growing Inland Empire trade area. The sale of the portfolio to multiple buyers demonstrates the continued appeal of well-located retail real estate with strong underlying fundamentals,” said Cray A. Carlson, senior vice president at CBRE.
The individual transactions included:
- The multi-tenant building sold for $4.85 million at a 5.62% capitalization rate.
- The Chevron property sold for approximately $3.92 million at a 5.35% capitalization rate.
- The Walgreens property sold for approximately $4.65 million at a 5.18% capitalization rate.
- The Taco Bell property sold for $2.5 million at a 4.14% capitalization rate.
- The McDonald’s property sold for $2.4 million at a 5.09% capitalization rate.
Eastvale Gateway South is part of the larger Eastvale Gateway retail hub at Limonite and Hamner avenues. The center offers access to Interstate 15 and draws consumers from Eastvale, Mira Loma, Ontario, Corona, Norco and Chino.
According to CBRE research, Inland Empire retail availability held steady at 6.9% in the second quarter of 2026, while the average net asking rent remained $1.69 per square foot per month, triple net. Retail investment sales totaled $267.4 million during the quarter.
