CBRE Facilitates $4.3 Million Sale of Industrial Property in Escondido, California

CBRE has facilitated the $4.3 million sale of an 18,900-square-foot industrial property at 955 South Andreasen Drive in Escondido, California. CBRE’s Matt Pourcho, Casey Sterk and Anthony DeLorenzo represented the seller, 955 Andreasen LLC, in the transaction. The buyer was a private entity also represented by CBRE.

The asset comprises an approximately 18,900-square-foot industrial warehouse situated on approximately one acre. The property features turnkey interior improvements, including a 20-foot clear-height warehouse area, office space and solar rooftop, making it suitable for corporate headquarters or owner-user occupancy.

“This transaction reflects continued demand for well-located, functional industrial assets in a supply-constrained submarket,” said Pourcho, executive vice president at CBRE.

Located in North County San Diego, the property benefits from access to key transportation corridors, including State Route 78 and Interstate 15, providing connectivity across the region. The Escondido submarket is characterized by strong industrial fundamentals and limited available inventory.

According to CBRE Research, the greater Escondido industrial market remains one of the tightest in Southern California, with vacancy rates around 1% and limited new supply. This constrained environment continues to support rental growth and sustained demand for industrial assets across North County San Diego.
