CBRE facilitates sale of fully leased suburban office campus adjacent to Tampa International Airport

CBRE has arranged the sale of One Independence Park, a 115,740-square-foot office property located at 4110 George Road in Tampa, Fla. The property was sold to a Virginia-based private real estate investment company.

Dale Peterson, Joe Chick, Kristen Hagen, Courtney Snell, and Nick Sharpe with CBRE Capital Markets partnered with Jimmy Garvey of CBRE Advisory & Transactions to represent the seller, Highwoods Properties, Inc., a publicly traded real estate investment trust headquartered in Raleigh, N.C.

The three-story property sits on a 9.2-acre site in Tampa’s Westshore submarket. At the time of sale, it was fully leased, predominantly by two tenants –WiPro, LLC and HealthPlan Services, Inc. The building features functional floor plates and a multi-story atrium and is supported with above-market concentric surface parking.

Beyond the property’s superior connectivity and access to the plethora of existing amenities located within the Westshore Business District, new ownership stands to benefit from the pending transformation of Independence Park to Tampa’s next mixed-use, “live-work-play” destination.
