CBRE has been retained to market and lease Vine Works Trade Park, a 190,000-sq.-ft. industrial business park currently undergoing redevelopment in Johns Island, S.C.
CBRE’s Tim Raber, Brendan Redeyoff, and Bob Barrineau are leading leasing efforts on behalf of the owner, Obelisk Real Estate Partners.
Obelisk Real Estate Partners acquired the property in June 2025 and has since initiated a full-scale redevelopment. The project will include approximately 190,000 sq. ft. of premium flex, industrial, and commercial space, including 108,848 sq. ft. in Building A and 81,350 sq. ft. in Building B.
The redevelopment is designed to preserve the site’s historic character while introducing modern building systems and exterior upgrades. Improvements currently underway include a full redesign with high interior clear heights ranging from 22 to 25 feet, secured yard storage, and 450 parking spaces. Move-in ready suites are expected to be available beginning in Q4 2025.
“Vine Works Trade Park represents one of the largest flex industrial redevelopments in the area and sets a benchmark for mixed-use industrial offerings in Charleston’s outer submarkets,” said Tim Raber, Vice President, CBRE. “The project brings much-needed flex and light industrial space to the fast-growing Johns Island market, offering tenants a rare combination of scale, location, and modern functionality.”
Located at 860 Main Road, Vine Works Trade Park offers direct access to Maybank Highway, connecting tenants to a growing customer base and strong infrastructure. The property is positioned between Charleston, Kiawah, and Seabrook Islands, and is just two miles from Charleston Executive Airport and 12 miles from Downtown Charleston.
“We are excited to revitalize the existing, underutilized footprint to deliver a best-in-class product and honor the longstanding agricultural presence of Johns Island through our Vine Works brand,” said Dustin Potter, Managing Principal, Obelisk Real Estate Partners. “We look forward to being a thoughtful member of the community while supporting the many businesses and service providers on Johns Island and throughout the greater Charleston area.”
