CBRE facilitated the sale of the Luminis Health Easton Pavilion, a 24,982 sq. ft. medical outpatient building (MOB) located at 28438 Marlboro Avenue in Easton, Maryland, to Thomas Park Investments.
Chris Bodnar, Brannan Knott, Zack Holderman, Anthony Sardo, Cole Reethof and Jesse Greshin of CBRE U.S. Healthcare Capital Markets partnered with Doug Rodio, Jerry Kranzel and Bruer Kershner of CBRE's National Office Partners team and John Kaczowka of CBRE's Mid-Atlantic Healthcare Leasing team to act as the exclusive advisors to the seller, BET Investments.
Luminis Health Easton Pavilion is a single-story, Class A MOB in Talbot County. Delivered in 2019 as a purpose-built facility for investment-grade health system, Luminis Health, the property is fully occupied under a triple-net, corporately guaranteed lease.
Luminis Health is strategically positioned to meet rising demand for accessible, high-quality care in Maryland's Mid and Eastern Shore regions. The health system provides 13 integrated specialties including primary care, cardiology, orthopedics, gynecologic oncology, endocrinology, imaging and laboratory services, creating a comprehensive care environment that improves patient outcomes, care coordination, and strengthens Luminis Health's regional footprint. To date, Luminis Health provides healthcare access through its three hospitals and over 100 care sites, serving more than 1.8 million patients across seven counties.
"Luminis Health Easton Pavilion offers a secure, long-term income stream for the buyer with 13 years of remaining term to an investment grade health system," said Knott, an Executive Vice President with CBRE's U.S. Healthcare Capital Markets practice. "Additionally, the heavy barriers to entry in a Certificate of Need state, which effectively protects market share for Luminis Health in Maryland by regulating the supply of medical outpatient space, makes the existing space more valuable."
Strategically positioned within Waterside Village, Easton's premier mixed-use development, the property offers abundant parking (7.9 per 1,000 RSF) and proximity to major retailers like Target, Dick's Sporting Goods, BJ's and Chick-Fil-A, enhancing patient convenience and experience. Easton is the cultural and economic hub of Talbot County, known for its historic charm, vibrant arts community and strong healthcare presence. Located approximately one hour from Annapolis and two hours from Washington, D.C., Baltimore, and Philadelphia, the asset benefits from access to major metropolitan markets through U.S. Route 50 (1.6 miles away) while serving Maryland's growing Mid and Eastern Shore regions.
