CBRE National Partners Announce Sale of 920,000 Sq. Ft. Logistics in South Dallas

CBRE has arranged the sale of DalParc Logistics Center Building 1 (DalParc 1), a 920,275 sq. ft. logistics center located at 3351 Balmorhea Drive in Dallas, Texas. Cohen Asset Management purchased the property for an undisclosed price.
Randy Baird, Jonathan Bryan, Ryan Thornton, Nathan Wynne and Eliza Bachhuber with CBRE National Partners arranged the transaction on behalf of the seller.
Strategically located in South Dallas, DalParc 1 offers close proximity to I-20, I-35, I-45 and Hwy 360, as well as six points of ingress/egress from Altamoore Drive and Balmorhea Drive. The property was originally constructed in 2016 with significant tenant-improvements made in the last year, including new roofing, increased air circulation, upgraded racking and loading dock improvements. The property is fully leased to a single tenant, proving ownership with long-term stable cash flow over a 10-year term.
