CBRE Arranges $6.34 Million Sale of Montclair, California Retail Property Anchored by National Tenants

CBRE has negotiated the sale of a 32,568‑square‑foot retail property located at 9137 Central Ave. in Montclair, California, to BomaBompa, LLC, for $6.34 million.

CBRE’s Alex Kozakov, Patrick Wade, Matthew Greenberg, and Bo Henderson represented the seller in the transaction.

The fully leased shopping center is anchored by Petco and Harbor Freight, both long-standing tenants of over 20 years. Recent improvements to the center include a new roof, upgraded HVAC systems, and refreshed parking lot striping.

“The recent upgrades, coupled with the property’s long-standing tenant base, give the buyer a combination of stability and future upside,” said Alex Kozakov, executive vice president at CBRE. “Assets with this type of tenancy and visibility continue to attract strong private‑capital interest.”

The property benefits from strong visibility and high traffic counts, with 96,670 cars per day at the intersection, and is surrounded by major regional retailers including Target, Costco, Best Buy, Ross, and AMC. It also sits directly across from Montclair Place, a 1.3‑million‑square‑foot mall undergoing a multimillion‑dollar reinvestment that includes new dining, entertainment, and experiential retail.

Additionally, the center provides direct access to the I‑10 Freeway and major arterials, including Central Avenue and Moreno Street.
