CBRE announced its selection as the exclusive advisor for the sale of Santa Fe Studios, a fully entitled, purpose-built film and television production campus located in Santa Fe, New Mexico. This rare offering presents a unique opportunity to acquire a 65-acre, state-of-the-art media campus in one of the most production-friendly jurisdictions in the United States.

Anthony Jasenski, CBRE’s National Film Production Studio Practice Leader, along with Sean Sullivan, Melissa Moock, Mike Longo, and Jim Dountas represent the seller, a private family who has owned and developed the property since its inception in 2006. Val Achtemeier and Greg Grant with CBRE Capital Markets - Debt and Structured Finance group are advising on the sourcing, structuring and placement of mortgage financing for the property.

Constructed in 2011, Santa Fe Studios has played a pivotal role in the growth of New Mexico’s film industry, hosting major productions including Roswell, New Mexico, Waco, Succession, Logan, House of Cards, We’re the Millers and most recently, Walker: Independence.

The campus includes:

  • 79,550 square feet of total built space
  • Two 19,275 square-foot industry-standard sound stages with 40’ clear heights and NC-25 sound ratings
  • 24,000 square feet of Class A production offices
  • 17,000 square-foot warehouse/mill space
  • 57 acres of backlot space
  • Ultra-broadband connectivity and 7,200A single-phase power

The entire site is zoned as a Media District, offering unmatched advantages such as expedited permitting, flexible filming hours, and the ability to build taller sound stages. Productions at Santa Fe Studios may also qualify for up to 40% in New Mexico film tax credits, including a 5% uplift exclusive to the studio’s location.

“This is a generational opportunity to acquire a fully operational, expandable studio campus in a top-tier production market,” said Jasenski. “Santa Fe Studios is not only a proven production hub but also a future-ready platform for content creators, investors, and media operators.”

The property is offered vacant, providing flexibility for both owner-users and investors. The site also includes a fully approved second phase for future development, with entitlements in place for additional sound stages, post-production facilities, and even hospitality or retail components.
