Daniel Chermonte is a Senior Transaction Manager for the Global Portfolio Services team in Northeast Ohio serving as the SPOC (Single Point of Contact) directing facilities management compliance between clients and their North American Landlord network. As a Senior Transaction Manager, he coordinates the closeout process for expired leases, for both corporate stores and Goodyear Dealer locations, performs site inspections to evaluate the condition of properties leased by Goodyear, manages the tax appeal process for 1,500 properties with third party vendors, oversees the deferred maintenance at all Goodyear properties and secures pricing for property improvements. He oversees the preparation of legal documentation for lease extensions/terminations and modifications, negotiates buyout settlements for surplus properties in the portfolio and prepares financial routing for lease extensions.
He is responsible for the oversight of the closeout and de-commissioning process that includes but is not limited to lease buy-out and settlement offer negotiations for retail and industrial leasehold locations. Dan is also responsible for the management of the new facility commissioning process that includes construction schedule oversight, timelines and punch-lists. Working closely with local Project Managers, Architectural firms and Developers for project due diligence compliance assurance, budget item and target date compliance. In addition, Mr. Chermonte coordinates the lease requirements for Leaffilter throughout the United States and Canada.
Prior to joining CBRE in 2012, Mr. Chermonte worked in asset management for both Innovest Capital, Inc. and Key Corp, which included responsibility for portfolios and comprised properties in multifamily, healthcare, condominium conversions, hotel and retail as well as new construction and rehab projects. These portfolios totaled in value more than $200 million.
