Richard M. Warren is a CCIM designee with over 30 years of experience in the multi-market industrial real estate sector, specializing in Logistics and Industrial Outside Storage (IOS) assets. In close coordination with local market experts Richard has provided account management services to multiple national clients and completed more than 500 transactions across most major U.S. markets. This extensive experience has provided him with a uniquely deep understanding of the operational and strategic challenges faced by users, owners, and investors in the Logistics and IOS real estate sectors.

Richard’s career-long focus on the Logistics and IOS sectors has exposed him to a wide variety of specialty operators, asset types, and reuse scenarios. His experience evaluating sites, researching zoning, and analyzing submarkets has resulted in a nuanced understanding of both the risks and strategic advantages associated with specialized real estate and development sites.

In addition to his transactional expertise, Richard has assisted with the development of market-analysis processes utilizing Geographic Information Systems (GIS) systems. The incorporation of client-specific data, market information, zoning, and site characteristics provides a nuanced picture of market opportunities. This technology-driven approach enables evaluation of entire markets at scale—supporting underwriting, investment validation, and data-backed portfolio strategy.

Having worked in major North American markets over multiple cycles, Richard has observed the ongoing transformation of industrial environments, including land appreciation, redevelopment pressures, and the rising influence of last‑mile logistics. In many markets, limited supply and evolving demand drivers have pushed land values up by as much as 100%, underscoring the increasing importance of informed, strategic site selection.

The team is responsible for over $1B in client occupancy spend—and manages ongoing optimization initiatives including the full array of real estate transactions including property acquisitions, dispositions, sale leasebacks, build-to-suits and alternative financing structures—across 75 million square feet in more than 60 countries.

The team is an early adopter of new technologies and several of the team’s leaders are Lean Six Sigma Green Belt certified.
